Why people move here

The outdoors aren’t a hobby in Bend. They’re the lifestyle.

Bend sits on the sunny side of the Cascades — a high-desert town where the Deschutes River runs through downtown and trailheads start at the end of the block.

  • Float, paddle, and ride the river — the Deschutes River Trail links Drake Park, the Old Mill District, and miles of greenway.
  • Trails from town — singletrack, gravel, and running trails leave straight from neighborhoods like Northwest Crossing and Deschutes River Woods.
  • Real winters, sunny ones — snow in town, but the sun returns fast, and Mt. Bachelor is a short drive up Century Drive.

All four seasons

Ski in the morning, patio dinner at night

Mt. Bachelor — one of the largest single-mountain ski resorts in the U.S. — is about 22 miles west of town, with a season that typically runs from November into May.

  • Winter: downhill, Nordic, and backcountry within easy reach of your driveway.
  • Summer: the Cascade Lakes Scenic Byway — Sparks Lake, Elk Lake, alpine trails — opens right when you want it.
  • Year-round: mountain biking, fly fishing, hiking, and golf on quieter weekdays.

Town & community

A mountain town with culture, not just trails

Downtown’s Tower Theatre, the Old Mill District, 30+ breweries, the High Desert Museum, and a food scene that punches well above its weight.

  • Downtown & the Old Mill — shops, restaurants, a whitewater park, and summer concerts on the river.
  • Schools — Bend-La Pine Schools serves the area; families relocating ask about it first, so ask Paul which schools feed which neighborhoods.
  • Remote-worker friendly — much of the recent growth is people who brought their jobs with them.

Neighborhoods

Find your fit before you find your house

Every part of Bend has its own personality. Here’s the honest shorthand — the full picture takes a drive around with someone who knows the streets.

Old Bend & Downtown Historic core · near Mirror Pond & Drake Park

Craftsman and mid-century homes, mature trees, walkable to downtown shops and the river. The most “Bend” Bend gets — and priced accordingly.

River West Along the Deschutes · between downtown and the Old Mill

Riverfront homes, quiet streets, and quick access to both downtown and the Old Mill District trails. Great for kayaks stored in the garage.

Northwest Crossing Master-planned community · west side

New-urbanist design with porches, parks, a village center, and direct trail access. A favorite for families moving in from bigger cities.

Southeast Bend Newer subdivisions · schools & parks

The growth side of town: newer homes, schools, sports parks, and often more house for the money than the west side.

Tetherow Golf resort community · southwest

David McLay Kidd golf course, resort amenities, and upscale homes with Cascade views. The “I live where I used to vacation” option.

Deschutes River Woods In the pines · south of town

A quieter, in-the-pines feel a short drive from town — forested lots and trails toward Sunriver, without the resort price tag.

The relocation roadmap

Your move, step by step

Relocating from out of state? This is the process Paul walks through with buyers who’ve never lived in Central Oregon.

  1. Share your timeline

Call or message Paul with your must-haves, budget, and when you’d like to be here. He’ll tell you honestly what that buys in today’s market.

  2. Scout before you commit

Plan a visit — Paul will suggest which neighborhoods to drive, where to stay, and what to do on a Saturday to see the real Bend.

  3. Tour the right homes

Virtual tours while you’re away, focused in-person tours while you’re here. No wasted weekends, no pressure.

  4. Land on solid ground

Inspections, insurance, defensible space, movers, cleaners — Paul connects you with trusted local pros so closing day feels calm.

Straight answers

Relocation questions, answered honestly

Is Bend expensive? Give it to me straight.
Yes — it’s one of the priciest markets in Oregon. The median sold home price in Bend was $725,000 in September 2026 (Realtor.com). On the other hand, Oregon has no sales tax, and Bend’s lifestyle — sun, trails, river — costs less than a hobby budget elsewhere. Get pre-approved early and know your number.
What about jobs?
Many newcomers bring remote jobs — Bend has grown significantly as a remote-work town. If you’re changing employers, secure the offer before the offer on a house. Healthcare, tourism, construction, and service jobs anchor the local market.
How are the schools?
Bend-La Pine Schools serves the area with a mix of neighborhood, option, and magnet programs. School fit is personal — when you talk with Paul, tell him what matters for your kids and he’ll point you to the zones families ask about most.
How bad is winter? And what about wildfire smoke?
Winters are cold but sunny — high-desert snow melts fast in town, and serious powder is reserved for Mt. Bachelor. Late summer sometimes brings smoky days from regional wildfires; it’s part of Central Oregon life now. Planning to buy near the forest? Ask about defensible space — insurance companies look at it on nearly every purchase here.
How long does it take to close from out of state?
A typical purchase contract runs about 30–45 days, but the real variable is preparation: pre-approval, touring, and inspection logistics. Remote buyers who front-load the paperwork with Paul often close faster than local buyers who wing it.
Why work with you instead of just browsing listings online?
Because listings don’t tell you which streets get river access, which neighborhoods hold value, or what an insurance quote looks like near the forest. 30 years in housing — and a life in Central Oregon — buys you judgment, not just a search portal.
